Palacios Consulting Services is an MBE, DBE and SBE Real Estate Consulting firm.  

Fernando Palacios applies his 27 years of Real Estate experience to all types of Real Estate transactions. He has worked with the largest Banks, Government entities, Non-Profits, Attorneys just to name a few of his previous clients.  We are problem solvers in all types of Real Estate transactions whether it’s REO, Foreclosure, Bankruptcy, Traditional, Commercial, Residential, Government owned and other various Real Estate transactions.

Real Estate Consulting is taking the approach of being a professional with value to bring to the table in real estate transactions.

A real estate consultant can structure their practice much as an attorney or accountant would.

We give away so much of our time and expertise in this industry as a marketing strategy. We work on contingency without control. What does that mean? Though many lawyers will take a case on contingency with payment only if they win, they get to examine the case and decide based on its strength and probability of being won. Far too many of these are wasted efforts. We'll also work with buyers who may not be as serious about purchasing as they profess to us.

At least the attorney knows her client wants to go to court and win.

It's just so logical to give your customer, buyer or seller, the ability to share our risk and save money accordingly. If a buyer or seller is paying by the hour for us to take them from a contract through closing, and the deal falls through on inspections, the real estate consultant still gets paid for the time to the point of termination. Logically, our client has some incentive to be forthright in their disclosures and to want the deal to close.

What is a MBE?

 
 

The Maryland State Minority Business Enterprise (MBE) Program was enacted by Maryland General Assembly in 1978, in the same year the Federal Disadvantaged Business Enterprise (DBE) Program was enacted.  

Businesses must apply for certification and provide evidence of ownership and control by the minority person(s) as part of the MBE certification process.

A business that is at least 51% owned and controlled by one or more minority persons qualifies for MBE certification. A minority is generally defined as an individual who is African American, Hispanic American, Asian American, Native American, a Woman or a Disabled person. Additionally, the State also recognizes non-profit firms that are organized to promote the interests of the physically or mentally disabled. The Federal Government DBE Program also includes Alaskan Natives, Pacific Islanders, Aleuts, and persons who are not minorities but who are socially and economically disadvantaged in its definition.

In order to qualify for certification, the socially and economically disadvantaged owners must demonstrate longstanding, chronic and substantial disadvantage.  To assure that only bona fide MBEs/DBEs participate, Maryland has a comprehensive certification program. Only those businesses determined to be owned and controlled by minorities are certified. MBE/DBE-certified firms are listed in the MBE/DBE Internet Directory.
