Closing on a warehouse with ingress/egress issues
Client asked to auction off a warehouse that they had foreclosed on and couldn’t sell and was ready for “this to go away.”
Problem: The property had a contentious neighbor who was the former owner and was acting like he still owned the warehouse. The warehouse also had some ingress/egress issues accessing the parking lot.
Solution: As we were gathering information from the previous broker I found with the broker’s help an interested party that we agreed upon a fair price. Upon review of the title report the prospective buyer had issues with the title report and the ingress/egress issues with the neighboring party. We were able to successfully close on this transaction 90 days later after 8 contract extensions and difficult negotiations with all parties.
